1. Investment & Land Acquisition Advisory
- Identifying and evaluating land parcels for residential, commercial, industrial and hospitality projects.
- Site selection and feasibility aligned with master plans, zoning regulations and development control norms.
- Structuring and negotiating land transactions between landowners, developers and investors (JV, JDA, lease, sale).
- Drafting and registering term sheets, MoUs, agreements to sell, development agreements and conveyance deeds.
2. Transaction Advisory & Due Diligence
- Technical and regulatory due diligence on FAR, height, land use, access and integration with surrounding master plan.
- Review of existing approvals, sanctions, licenses and NOCs to identify conditions, gaps, expiry risks and compliance issues.
- Title due diligence on land and built assets, including chain of title, encumbrances and authority lease / allotment documents.
- Action‑oriented diligence reports for investment committees and lenders, with clear risk flags and mitigation steps.
3. Development Approvals, Licenses & NOCs
- Strategy and execution for development licenses, layout approvals and building plan sanctions from all Statutory bodies, Development industrial authorities and Municipal Corporations.
- Managing key approvals – CLU (where applicable), environment clearance, fire NOC, airport/height clearance, pollution control, traffic and utility NOCs.
- Obtaining construction permits, commencement, completion and occupation certificates, and closing out approval conditions.
- Representing clients before authorities to resolve bottlenecks, seek clarifications and align approvals with project realities.
4. Municipal Submissions, Design Interface & Project Support
- Preparing and vetting municipal submission drawings as per applicable building bye‑laws and development control regulations.
- Advising design teams on setbacks, height, parking, fire safety, services, open spaces and other planning norms.
- Handling authority and municipal queries, clarifications and revisions on drawings and documents.
- Providing ongoing regulatory support so design changes, phasing and product‑mix remain compliant with approvals and policy.
