Headway Partners advised Godrej Properties Ltd. on the acquisition of Plot No. 3, a Group Housing land parcel measuring approximately 23.2 acres, within the Delhi–Mumbai Industrial Corridor Integrated Industrial Township Greater Noida Limited (DMIC-IITGNL), secured through the Authority’s competitive e-auction process.

DMIC-IITGNL forms part of the National Industrial Corridor Development Programme’s flagship “Futuristic Smart Industrial City” initiative, spread across a development area of 747.5 acres, with its Group Housing Land Allotment Scheme offering plots under the residential land-use category for large-format township development. The transaction is expected to support a project with a revenue potential exceeding ₹7,000 crore, reflecting continued institutional developer interest in this emerging industrial-residential corridor.

Headway Partners’ scope of work encompassed land use and zoning compliance review, assessment of applicable development control regulations, and regulatory risk evaluation under the IITGNL Authority framework, culminating in strategic advisory support through the e-auction and allotment process.
